Our pricing is based on nightly rates, plus our popular 'Lazy Sunday' Friday-Sunday weekends with 'any time' check out so you have all day Sunday to make it a full weekend. Furthermore, we have special couple rates for our 2-bed cottages, solo traveller rates, offers such as 7for6 or for bookings based on a Monday/Friday arrival/departure, and we have new Long Stay Rates for bookings of 10 days or more. All details are below.
We accept children who are age 10 or over; Sky and Shell are our usual dog-friendly cottages, up to two dogs.

Rates
Nightly Rate
All bookings are by nightly rate, whether you are looking for a short break or a week or longer. Week bookings are 7 nights for the price of 6.
Unfortunately due to increasing costs we have had to raise our 2026 rates from March 27 onwards, having not increased for over two years, but for now we have kept the increases to rates in line with or below current inflation, at 2-4%.
'Lazy Sunday' 2-night Weekends
We also offer 'Lazy Sunday' 2-night weekends (Fri-Sun) throughout the year. These include any time check out on the Sunday to make the most of the weekend - have a lie in, a long Sunday lunch and an afternoon walk without worrying about packing your bags! You can depart any time up to 11.59pm.
ALL NEW 'Two Season' Offer: Stay in the Spring/Summer, Come Back in the Autumn/Winter for Half Price
So many guests say how lovely it would be to return in a different season... so here's how to do it with this entirely new offer. If you stay with us this Spring/Summer - any time up to October 30 - then you can repeat your stay in the Autumn or Winter - at half price!
Dates include half terms, school holidays, bank holidays and August. So, for example, if you book a week in August in Shell, then you can come back for another week in November to enjoy Shell and North Norfolk in a whole new season - at half the low season rate. See below for terms etc.
Special Couple Rates
We offer special couple rates on all our 2-bed properties at all times - one couple in a 2-bed cottage with the use of one bedroom only (can use both bathrooms if in Shell or Sky).
We appreciate a lot of couples prefer to use both bedrooms, so we have now reduced the rate to the midpoint between full and special couple rate for stays of 4 nights or longer, except August, Easter, or Christmas/New Year - ask for details if not clear!
Solo Travellers
If you are travelling solo, we offer a further 5% off the couple rates in all cottages.
Mondays & Fridays
If you book a midweek or week-long stay based around Monday/Friday, then the rate is 5% lower.
Low Season Rates
Our Low Season Rates are available November 1 - December 23 2026 and January 3 2027 - Easter, with a small increase of 2-3% on last season.
Long Stay Rates
Discounts are available on longer stays of 10 days up to 4 weeks at 10-30% off the usual full rate, currently available all year round.

Check in is from 5pm (you can arrive as late as you like) - we do get you in earlier if at all possible on the day. You can book 'any time' check in or out (see below), depending on availability/dates. Check out is 10am, or on Sundays checking in or out is any time you like.

Bookings that cross different rate periods are charged between the two - just ask and we can advise. 2-night bookings are not available on bank holiday weekends. The extra for arriving or departing on a Sunday includes any time check in or out, please note no arrival/departure on Easter Sunday.
Long Stay Rates: based on nightly rates; include one 'mid-stay' clean and laundry change for stays of 12 nights or more, extra cleans/laundry change available at £110-£215; maximum total of 4 guests (in 2-bed cottages) over the duration of the booking, for more guests please enquire; other extras eg bank holiday in/out, dogs, twin beds are as per usual rates. Christmas/New Year fortnight, Easter weekend or bank holiday weekends can be included without discount for the nights falling during these periods, August availability limited / at our discretion.
'Two Season' Offer - Stay in the Spring/Summer, Come Back in the Autumn/Winter for Half Price:
1. This offer is valid for bookings for stays up to October 30 2026; all 'Initial' Spring/Summer bookings to be completed up to Oct 30 2026; all ‘Repeat’ Autumn/Winter bookings must be started and completed within Oct 2 2026 - Mar 25 2027, (see below for Christmas/New Year).
2. Any offer 'Repeat' booking is to be the same duration as 'Initial' booking in same cottage category or shorter; longer and/or larger cottage bookings are allowed for 'Repeat' with maximum saving as if equivalent to repeating 'Initial' booking; shorter/smaller cottage 'Repeats’ are allowed, priced as per these terms.
3. Half Price applied to relevant nightly rate for time of booking, all extras eg dog, logs (low season), Sunday check in/out, are not included in offer and charged at the usual rate, 7for6 and other discounts not applicable; ‘Lazy Sunday’ weekends are included; minimum rate for 'Repeat' is £375, plus any extras; maximum discount for Christmas / New Year (bookings including dates Dec 23 2026 – Jan 2 2027) is 20%, plus extras, minimum rate £525; 'Repeat' long stays over 14 days receive max 10% discount prior to application of Half Price; no consecutive bookings; one redemption of offer per ‘Initial’ booking; subject to availability and our discretion.
4. Applies to bookings made ‘directly’ with us, including via referral partners such as Sawdays, Coolstays, Host Unusual; for bookings made ‘indirectly’ ie through partners with commission such as i-escape, Norfolk Hideaways, discount less gross commission paid on 'Initial' booking applies. Do ask if you are not sure!
Christmas & New Year 2026: Dec 18 - Jan 4. Please note the following... Dec 24-28 arrival or departure: supplement as bank holidays above (Dec 27 is not an 'any time' Sunday); Jan 1: no arrival/departure; 'Offer' discounts not applicable; ideally 4-night minimum for December arrivals; any bookings less than 4 days carry '2-night supplement' as above.
We will always aim to book you into your preferred cottage, but with flexible travel days now the norm we reserve the right to and may need to change your cottage to another in the same category (ie Shell/Sky or Seal/Salt/Samphire couple) or to an upgrade.
If you have any further questions about rates, please just ask.
To confirm a booking, 50% of the fee is required at time of booking, with the remaining 50% due 8 weeks before arrival. Bookings made less than 8 weeks prior to arrival are due in full at time of booking.
A £200 damages deposit per cottage is payable 1-2 weeks before arrival, and is returned within a few days of departure.
All cottages are non-smoking / non-vaping. Children 10 or over only. Doggies are welcome in Sky and Shell, occasionally we fit a well-behaved dog in another cottage if these are fully booked; please note the garden is not fully dog secure.
